About
A property services company built around accountability.
Khan Property Services exists for one reason: the people who own and manage property deserve one accountable team — not a list of contractors to coordinate themselves.
Why we are set up this way
Properties fail at the gaps between contractors.
A typical property is looked after by a handful of separate firms: one for repairs, another for painting, someone else for the gutters, a different crew every turnover. Each quotes differently, schedules differently and — if they report at all — reports differently.
The result is familiar to most owners and managers. Nobody holds the whole picture. Small issues are noticed by one trade and left for another. Paperwork lives in inboxes, if it exists at all.
We set the company up the other way round. One team takes responsibility for the property across planned maintenance, repairs, renovation, turnovers, pre-sale preparation and exterior upkeep — with one coordinator, one way of scoping and one record.
Principles
Five principles that shape every job.
They are deliberately practical. Each one shows up in a document you receive or a step in our process.
- 01
Write it down first
Scope, changes and completion are all documented. If it is not written down, it has not been agreed — which protects you as much as us.
- 02
One point of contact
One coordinator holds the scope, the schedule and the record for your property, so you never have to explain it twice.
- 03
Evidence over assumption
Walkthroughs, photographs and condition notes come before recommendations. Priorities are set on what we can see.
- 04
Plan rather than react
Planned work is calmer, cheaper to organize and kinder to occupants than emergencies. We help you move work from one column to the other.
- 05
Leave a better record than we found
Every job adds to the property’s history, so the next decision — ours or anyone else’s — starts from facts.
How we are organized
You, your coordinator and the site team.
A simple structure, so responsibility is never unclear. You deal with one person; they deal with everything behind them.
Owner or manager
Tell us what the property needs, approve scopes and changes, and receive updates and reports.
Your coordinator
Holds the scope, schedule and property record. Plans the work, sends updates and closes every job out.
Site team
Carries out the work to the scope and site standards, and photographs it before, during and after.
Clear boundaries
What we are — and what we are not.
Being accountable starts with being clear about where our responsibility begins and ends.
We are
- A property services company that plans, maintains, repairs and renews homes, rental units and small commercial premises in Virginia and Florida.
- One accountable team for building fabric, fixtures, fittings and finishes.
- A contractor that works for owners directly, or for the property managers who act for them.
- Committed to agreed scopes, scheduled updates and photo-documented completion on every job.
We are not
- A property manager. We do not collect rent, place tenants or manage leases.
- A substitute for licensed specialists in gas, electrical panels and wiring, refrigerant-based heating and cooling, or structural engineering.
- A home inspection service. Our condition walkthroughs plan work; they are not inspection reports.
- A firm that starts work beyond the agreed scope without your written approval.
Next step
Start with a conversation about your property.
Tell us about the property, what it needs and how you would prefer to work. We will reply by email to arrange a site visit and confirm what happens next.
