Pre-sale and pre-let preparation, focused on what people notice.
Before a property is listed or relet, we work through what buyers, tenants and their advisors are likely to notice — then carry out a defined list of repairs, refreshes and presentation work, scheduled back from your listing or availability date.
Scope
What the work typically covers.
Preparation is about doing the right things before a date, not everything. The scope is built from a walkthrough and split into what matters most and what is optional.
ACondition walkthrough
- Room-by-room notes
- Items a buyer or tenant is likely to notice
- Prioritized: essential, recommended, optional
- Per-item estimates so you can choose
BRepairs
- Outstanding repairs and loose ends
- Doors, windows and hardware
- Caulk, grout and sealant
- Exterior fixes visible from the street
CRefresh
- Repainting in neutral, durable finishes
- Flooring repairs or replacement
- Hardware and fixture updates
- Lighting made consistent room to room
DPresentation
- Entrance, paths and fences
- Exterior cleaning and touch-ups
- Final clean before photography
- Pre-photography walkthrough with you
Sequence
How it runs, step by step.
The same order every time, so you always know where the job stands and what comes next.
- 01
Walkthrough
We walk the property with your target date in mind and note everything a buyer, tenant or their advisor is likely to pick up on.
- 02
Prioritized list
Items are grouped as essential, recommended or optional, each with its own estimate, so you choose what goes ahead.
- 03
Schedule
We plan the work backward from your photography or availability date, leaving room for the final clean and your own walkthrough.
- 04
Works
Repairs first, then refresh, then exterior and presentation, sequenced so finished areas stay finished.
- 05
Pre-photography check
A walkthrough with you before photographs or viewings, with any last items closed out.
- 06
Completion report
What was done, with photographs and product details — useful for your agent and for any questions that come up later.
Decisions
Decisions you will make along the way.
Good scoping means raising these early. We set out the options and trade-offs; the decision stays with you.
01Where to stop
Not everything is worth doing before a sale or relet. We separate items that affect first impressions or likely questions from those that will not.
02Neutral or characterful?
Neutral finishes photograph well and suit most buyers and tenants; original features are often worth keeping. We help you decide room by room.
03Vacant or occupied?
Preparing an occupied property means working in phases and keeping rooms usable. We plan the sequence around how you are living there.
04Fix it or disclose it?
Some items may be better disclosed than fixed — a decision for you and your agent. We give you a clear scope and estimate to decide with.
What you receive
The paperwork that comes with the work.
The documents from preparation work tend to get used again — by your agent, by a buyer’s advisor, or by you at the next relet.

Outside this scope
Our walkthrough is a practical look at the property’s condition, used to plan work — it is not a home inspection report. If you want a formal inspection, engage a licensed home inspector. We also do not offer staging; we prepare the property itself, ready for your stager or photographer.
Questions
Common questions about pre-sale and pre-let preparation.
Can you work from my real estate agent’s list?
Yes. Send it over and we will fold it into the scope, confirm each item and flag anything that needs a specialist.
Is your walkthrough the same as a pre-listing inspection?
No. It is a practical walkthrough to decide what work to do before a date. A formal inspection report should come from a licensed home inspector.
Can you prepare a property that is still occupied?
Yes. We work in phases, keep the rooms you are using usable, and agree working hours in advance.
