For landlords
For landlords: rentals kept let-ready, with the paperwork to show for it.
Whether you own one rental or several, we handle the repairs, turnovers and upkeep a rental property needs — with move-out records, itemized scopes and photo-documented completion that make each decision easier to justify.
What matters
What landlords usually need — and how we handle it.
The same way of working applies to everyone. These are the parts of it that tend to matter most here.
| You need | How we work |
|---|---|
| Repairs dealt with without you in the middle | An agreed reporting route for tenants, a pre-approved limit for small fixes, and you copied on every request. |
| Well-run vacancies | A turnover scope drafted from the move-out walkthrough and works sequenced so trades do not double back. |
| Evidence of condition | Dated, photographed condition records at move-out — and at move-in, if you would like them. |
| Predictable upkeep | A planned maintenance schedule per property, with larger items scoped ahead so they can be budgeted. |
| Consistency across units | One agreed make-ready standard applied to every turnover, so units are let at the same standard. |

Recommended arrangement
An on-call arrangement, with turnovers per unit.
Most landlords benefit from a standing route for repairs — agreed terms, a pre-approved limit and a single contact — with each turnover scoped as its own job. Buildings with shared areas usually add a planned maintenance schedule.

Questions
Questions landlords often ask.
Can you coordinate with my tenants directly?
If you would like us to, yes — within a process you approve: who can report, what we can authorize, how much notice tenants receive, and how you are kept informed.
Do you manage tenancies or collect rent?
No. We are a property services company, not a property manager. We work for you — or for your property manager — on the physical condition of the property.
Can you produce move-in condition records too?
Yes. A move-in record made the same way as the move-out record gives you a like-for-like comparison at the end of the tenancy.
